As you enter a commercial sale listing, one of the first fields you get is Listing Type, with options like Business, Income Producing, Land, etc. When you make the selection, additional fields come up that are specific for that type of property. Each one is a little different and important for the listing.
It?s important to choose the correct Listing Class for several reasons. One, the MLS rules say that the listing must be accurate. That one?s obvious and basic.
Two, when you choose the correct class, you get those additional fields for the property details.
Three, other agents who are searching for certain types of commercial property need that information to find what they need.
In the next several weeks, we?ll go over a few of these Listing Class options. The first one will be Business.
I?ll start this with the disclaimer that I?m by no means an expert on commercial property. Or any real estate over all. I leave that to you trained professionals. But I?ve learned a couple of things here and there. So if I miss something or make a mistake, I trust you?ll comment on this and let me know. Just be nice, please.
The Business listing class in the Commercial Sale category is for listing a business only. The listing doesn?t include the building or the land, but?just the?business. If you?re not familiar with Commercial sales you may think that this would be odd, but it?s actually not unusual.
If you have a seller who is wanting to sell their business, or if you have buyer looking to sell an established restaurant or retail business, you want to use the Business listing class.
